The Leak Usually Starts on the Thaw
A frozen pipe usually splits while it's frozen, but the water stays locked in the ice. When temperatures climb the next day, it pours out of the crack at full pressure, often in a crawl space or behind a wall where nobody sees it. That's why so many Tri-Cities burst pipes are found in the afternoon, or when a family comes home from a winter trip.
A split half-inch supply line can release several gallons a minute. Shut the main first. The water damage cleanup (extraction, drying, repairs) is separate from the plumbing repair, and the restoration company will tell you whether it handles the pipe or who should.
What to Do in the First Ten Minutes
- Close the main water valve. In most local homes it's where the line enters the house: garage, crawl-space access or a utility closet.
- Open a faucet on the lowest floor to drain what's left in the lines.
- Switch off power to wet areas at the panel, if you can reach it without standing in water.
- Set the water heater to vacation or pilot if the water will be off for a while.
- Move what you can and photograph the damage.
- Ring (509) 410-6873 for the water side, and a plumber for the pipe.
Why Pipes Freeze in Desert Country
The Tri-Cities get little rain but real cold. Most winters bring stretches below freezing, and plenty of local houses have water lines in spaces that get just as cold as outdoors: vented crawl spaces, attached garages, exterior walls and attics. In December 2021 a frozen pipe burst at a Kennewick assisted-living building and flooded several floors, forcing residents out during a cold snap.
The weak spots tend to be the same from house to house:
| Spot | Why it freezes |
|---|---|
| Crawl-space supply lines | Vents left open let freezing air flow across the pipes |
| Garage lines (water heater, laundry sink, hose bib) | Unheated space, door often open |
| Kitchen sinks on outside walls | Cabinet doors closed on the coldest nights |
| Outdoor faucets | A garden hose left on traps water that freezes back into the wall |
| Lines over ceilings | Thin insulation in some remodels and newer homes |

How the Cleanup Goes
Water from a burst pipe follows framing and runs under flooring, so the first step is finding how far it went with moisture meters and thermal imaging. Then:
- standing water is pumped and extracted, including from the crawl space (standing water removal)
- soaked pad, insulation and the bottom of wet drywall come out
- air movers and dehumidifiers run until readings say the structure is dry (drying & restoration)
- the pipe is repaired, then the room is rebuilt
Is a Burst Pipe Covered by Insurance?
A pipe that bursts suddenly is usually covered under a Washington homeowners policy, including the water damage it causes, though the pipe repair itself is sometimes handled differently. Insurers can push back if the house was left unheated or the leak had been dripping for a long time. Keep the failed section of pipe if you can, photograph everything, and read what adjusters look for after a water claim.
Keeping It From Happening Again
Most frozen pipes are preventable with an afternoon of work in the fall: foam sleeves on exposed lines, heat cable made for water pipes where a line stays cold, insulated covers on outdoor faucets, and crawl-space vents closed during deep freezes. On the coldest nights, open the cabinet doors under exterior-wall sinks and let a faucet drip. The full checklist is in winterizing a Tri-Cities home.
Burst Pipe Questions
How can I tell if a pipe is frozen before it bursts?
A faucet that slows to a trickle or stops on a cold morning while others work, frost on an exposed line, or a toilet that won't refill. Open the faucet and warm the pipe gently with a hair dryer, never a flame.
Plumber or restoration company: who do I call first?
Close the main first, then both. The plumber fixes the pipe; the restoration company removes the water and dries the house. Waiting on the pipe repair before drying lets the damage spread.
