Alphabet Houses and Mid-Century Plumbing
What a leak means in Richland's Hanford-era and postwar homes.
CENTRAL RICHLAND · WA
The Hanford-era heart of Richland, from the Gold Coast to the river.
Central Richland holds some of the oldest housing in the Tri-Cities, including many of the government-built Alphabet Houses from the Hanford era. Original or patched plumbing, crawl spaces and older water heaters are behind most of the water damage here, and plaster and old hardwood mean drying has to be done carefully.
Construction of Richland's Alphabet Houses began in 1943, about 1,600 of them were finished by early 1944, and they were sold to private owners by 1960. The Gold Coast Historic District, full of them, is on the National Register. Around those neighborhoods are postwar ranch homes and duplexes that aren't much younger. Generations of owners have remodeled them, often with different materials each time, so a leak can run into plaster, hardwood under carpet and several layers of flooring all at once.

Older central Richland homes reward patience. Dried carefully, plaster and old-growth hardwood can usually be saved; rushed or torn out, they're expensive to replace.
Plaster dries far more slowly than drywall and is usually dried in place with targeted airflow rather than cut out. Old hardwood recovers well from clean water if drying is controlled, but too much heat can crack it. Homes this age may also contain materials with asbestos or lead paint under newer layers, so nothing suspect should be sanded or cut until it's tested. A contractor will check the crawl space even when the visible damage is upstairs.
Close the main valve, stay clear of outlets near the water, move what you can to a dry room and take photos for the insurer.
