The Most Common Indoor Water Loss
Appliance failures cause a large share of water damage in Tri-Cities homes, all year round. A tank water heater that rusts through can empty 40 to 50 gallons, then keep refilling and leaking until its supply is shut off. A split washing machine hose runs at full household pressure. Dishwasher, refrigerator ice-maker and toilet supply lines fail more quietly, often under a cabinet, and the damage builds for days before anyone sees it.
The cleanup is the same as any clean-water loss if it's caught early: remove the water, dry the floor, cabinets and walls, then repair. Wait a few days and the list of materials that have to be replaced grows.
Shutting It Off
| Appliance | Where the shutoff is | Also do this |
|---|---|---|
| Tank water heater | Cold-water valve on top of the tank | Turn off the breaker (electric) or set the gas control to off; keep clear of hot water |
| Washing machine | Two valves in the wall box behind the washer | Unplug the machine |
| Dishwasher | Valve under the kitchen sink, often a small angle stop | Turn off its breaker if water reached the floor under it |
| Refrigerator ice-maker | Small valve under the sink or behind the fridge | Pull the fridge out to check the floor |
| Toilet | Oval-handled valve on the wall behind it | Flush once to empty the tank |
If you can't find or turn the valve, close the main.

Water Heaters Nearing the End
Most tank water heaters last roughly 8 to 12 years. Many homes in Pasco, south Kennewick and the newer parts of Richland still have the tank they were built with, and a lot of those are reaching that age together. Warning signs before a full failure:
- rust-colored hot water, or rust at the base of the tank
- popping or rumbling as the burner runs
- a damp floor or a drip from the bottom seam
- water from the relief-valve pipe
The label tells you the age, though manufacturers hide it in the serial number: how to read a water heater label. A tank in a garage leaks onto the slab and under the wall into the next room; one in a closet or attic leaks straight into finished space, and a drain pan is worth adding.
Hoses and Lines That Fail Without Warning
Rubber washing machine hoses are the classic culprit; braided-steel replacements last much longer and cost little. Plastic ice-maker tubing cracks when a refrigerator is pushed back against it. Faucet and toilet supply lines have a lifespan too, and the plastic nut on some older toilet connectors can crack without warning. A once-a-year look behind each appliance, with a flashlight and a dry hand on the fittings, catches most of these early.
Summer Leaks From Coolers and AC
Hot Tri-Cities summers bring a different set of appliance leaks. Swamp coolers on the roof can overflow or leak through the duct into the ceiling below. Air conditioners make condensate that should run out a drain line; when that line clogs, the overflow drips into a closet, attic or ceiling. Brown rings directly under the cooler or the air handler are the giveaway. More in swamp cooler and AC condensate leaks.
Drying Out After an Appliance Leak
- Kitchens: water runs under the cabinets and the dishwasher. Toe kicks often come off so air can reach underneath, and particleboard bases that swelled usually get replaced.
- Laundry rooms upstairs: the ceiling below is part of the job; see drying & restoration.
- Garages: water follows the slab under the wall. The adjoining room's baseboards and drywall get checked with a meter.
- Closets with a water heater: flooring, subfloor and the bottom of the walls on every side.
If water is still standing, start with standing water removal.
Questions About Appliance Leaks
Is a failed water heater covered by insurance?
The water damage from a sudden failure usually is; the worn-out tank itself usually isn't. Read what adjusters look for.
Should I replace the water heater before the drying is done?
Have it replaced as soon as practical so you have hot water, but the drying runs on its own schedule. The two jobs don't need to wait on each other.
