Yakima River Flooding: West Richland, Benton City and Prosser
Flood stages at Kiona, flood insurance, and cleaning up after river water.
BENTON COUNTY · WA
Richland, Kennewick, West Richland, Benton City, Prosser and Finley.
Water damage in Benton County mostly comes from inside the house: frozen pipes in winter, water heaters and appliance hoses that fail, and slow leaks under floors. The exception runs along the lower Yakima, where West Richland, Benton City and Prosser see river high water in some years. Restoration companies here handle water removal, drying and repairs for both.
The county runs from the Columbia at Richland and Kennewick west up the Yakima Valley to Prosser, the county seat. Between the towns it's shrub-steppe, vineyards and irrigated farms. Housing ranges from Hanford-era Alphabet Houses and mid-century ranches to subdivisions on the hills south of Kennewick, and rural homes on wells around Benton City and Finley.
Winter brings most of the serious losses: cold snaps freeze pipes in crawl spaces and garages, and the leaks appear on the thaw. Spring is river season along the Yakima. Summer belongs to appliances and cooling equipment: washing machine hoses, dishwashers, and condensate from swamp coolers and air conditioners. Fall is when forgotten garden hoses and failed heat tape set up the next winter's problems.
