Winterizing a Tri-Cities Home: Pipes, Hoses and Crawl Spaces
A fall checklist for the spots that freeze first in local houses.
KENNEWICK · WA
From the older neighborhoods near the Columbia to the newer homes up toward Southridge.
Kennewick's water damage tends to follow its housing. Older ranch homes near the river lose water heaters and crawl-space supply lines; two-story homes on the southern hills see upstairs laundry and bathroom leaks come through the ceiling. Either way, a Tri-Cities restoration company handles the water removal, drying and repairs.
Kennewick is the largest of the Tri-Cities, stretching from the Columbia River up into the hills to the south. The neighborhoods near the river and downtown hold compact ranch homes from the 1950s through the 1970s, many on crawl spaces with original supply lines. Farther south, toward Southridge, the houses are newer and larger, with second-floor laundry rooms and plumbing routed above finished ceilings. Cold snaps reach both. In December 2021 a frozen pipe burst at a Kennewick assisted-living building and flooded several floors.

Catch a Kennewick leak early, while it's still a wet spot on the floor, and drying and a small repair usually do it. Left a week under the floor, it turns into new flooring.
In Kennewick's older houses, the crawl space hides most of the damage. A failed supply line or water heater can soak the vapor barrier and insulation for days before the floor above shows anything. Newer two-story homes on the south side fail differently: water from an upstairs bathroom or laundry room follows the framing down and appears as a ceiling stain or bubbling paint on the floor below. In both, the first job is moisture readings to find where the water really went, which is often farther than it looks.
Close the main valve, stay clear of outlets near the water, move what you can to a dry room and take photos for the insurer.
